Who are The Yellow Wellies?

We are a land and property development business which operates with the aim of getting as much value out of your land as possible - for you.  We will never just slap a load of ugly flats on it (unless you ask us to of course).  It means beautiful buildings, working with great architects & submitting planning applications that councils and residents actually like. 

What areas of the UK do you cover?

We operate across London, Surrey, Kent, Sussex, the South East — and increasingly nationwide as our investor network grows.

What types of land do we buy?

We purchase a wide range of sites, including garden plots, backland, infill land, brownfield sites, disused commercial spaces and occasionally we would consider farmland. If the land has development potential — even if it’s not obvious — we’re interested.

How long does it take to value my land?

We can have you a full appraisal & offer within 7 days.  There's a lot of research that we have to do to find the most suitable development for your local area, thats in keeping with the current character & setting, that is in line with the needs of your local council and leaves you with something you can be proud of.

What costs do I need to pay if you pursue planning on my site?

None. We cover all planning fees, consultants, architects, surveys, and legal costs. You don’t pay anything.

How long does it take to get planning permission granted and sell?

Anything involving NEW dwellings triggers a longer, more involved planning process than a simple extension. With this in mind you can expect the whole process to take up to 6 months with extra time added at the start and the end for the purchase agreement and then the sale of the land. Look to around 8-9 months total and then it's a good feeling if and when it finishes faster.

What happens if planning permission is refused?

We take on ALL the risk, not you. If planning is refused, you owe nothing. We either rework the application, appeal, or explore alternative development options.  It is highly unlikely that we would take on an application that has a chance of refusal because we have an experienced ex council planning officer on our team who advises us exactly how to proceed with all planning applications.

How much time & effort will I need to give?

Very little!  Meet us for a coffee, take us to the land and show us round, sign some forms along the way and thats all we need from you.  Your time can mostly be spent enjoying the process and asking us questions if you're curious about how we do the things we do.

Will you care about and consider my views on the future of the land once I sell?

100% yes and this is The Yellow Welly Way.  There is loads of land out there and it would be so easy to be land flippers with no care, but where's the fun in that?  

England is our forever home so we care about what it looks like - maybe more than most.   Working with our customers is what we do best and what we love the most so we don't want to do it without your input. 

Will I need a solicitor if I sell my land to you?

We recommend it for your protection. If you don’t have one, we can point you toward trusted firms who work with land transactions every day.

How do you ensure the sale is safe and legally protected?

Every sale is handled through regulated solicitors, proper AML checks, and full legal compliance. You’re fully protected, and the process is transparent from start to finish.  Our company is also fully trained in and has all the necessary legal compliances in place so you can have peace of mind that you're dealing with a well rounded and professional company.  All of our compliance information, including our complaints procedures and terms & conditions can be seen in the footer section of our website.

Will you help me relocate my business?

Yes we will.  We have a large network of business owners, estate agents & land owners so we can certainly point you in the right direction.  All options can be spoken about in our meetings and nothing is off the table if the deal is good for us all.
